Treasury chief says UK to adapt if barred from EU market

NewsHubLONDON (AP) — Britain’s treasury chief says the UK will take whatever steps necessary to stay competitive in the global economy, if the country is shut out of the European Union market.
Philip Hammond’s comments Sunday in the German newspaper Welt am Sonntag came as Prime Minister Theresa May is expected to give a speech this week offering the most detailed insight yet into her plans for leaving the EU.
Hammond says the UK’s economy may be forced to change without access to the single market, but “you can be sure that we will do whatever we have to do.”
EU leaders have made free movement of people a condition for Britain’s continued access to the single market. May says voters who supported “Brexit” want the government to reassert control over its borders.

Marijuana interest driving Greater Portland real estate deals

NewsHubWith recreational marijuana use on the verge of becoming legal in Maine, real estate brokers are seeing a jump in demand for industrial spaces that could become indoor marijuana farms in the not-too-distant future.
Marijuana is scheduled to become legal to use and possess Jan. 30, but the scramble for suitable warehouse space for commercial growing has begun, helping to push lease rates to nearly twice what they were six years ago in Greater Portland.
But uncertainty about the regulatory process, which is just beginning in Augusta, efforts by a growing number of communities to set up local zoning rules, and unanswered questions about how the Trump administration will respond to marijuana legalization efforts at the state level may discourage some Maine landlords and tenants from rushing into new spaces, real estate experts say.
But it may not be long before that changes.
In Western states with legal marijuana, cannabis entrepreneurs competing for limited industrial space are now paying as much as three times the average rent to produce marijuana for what has become the fastest-growing industry in the country.
Even with uncertainty about the regulatory landscape for recreational marijuana in Maine, the growth of the state’s medical marijuana program in the past few years and the anticipation of a recreational market have already helped push the industrial market to historically low vacancy rates, according to local real estate brokers.
“The economic opportunities for landlords are significant,” said attorney Ted Kelleher of Drummond Woodsum. “Even though the process for the state granting licenses is a year away, people are already trying to secure properties.”
Maine voted in November to legalize recreational marijuana, joining a rapidly expanding industry with sales that topped $5.8 billion in 2016. Personal possession and cultivation of marijuana is expected to become legal Jan. 30, but commercial cultivation and sales won’t begin until 2018 at the earliest.
Even before the Nov. 8 vote on recreational marijuana, the growth of the medical marijuana program in Maine was helping drive the industrial market in Greater Portland to historically low vacancy rates as caregivers moved their businesses into commercial spaces. That market is expected to become even tighter as the cannabis industry grows, said Justin Lamontagne, a broker at NAI The Dunham Group.
For the first time, lease rates are approaching $10 per square foot for industrial spaces that are already suitable for cannabis cultivation. Lamontagne said those spaces – which have high electrical power capacity and appropriate zoning – are renting for almost double what they were five to six years ago. While cannabis businesses are willing to pay higher prices, traditional industrial users are still unwilling or unable to pay those premium lease rates, he said.
“For the last six to eight months, we’ve seen quite a bit of additional interest in anticipation of recreational passing,” Lamontagne said.
None of the real estate professionals interviewed for this story would identify clients interested in cultivating marijuana or their building locations, citing confidentiality. But at least one industrial building – the former Maine Rubber International tire warehouse in Gorham – has been bought by a group of investors reportedly interested in converting it into a marijuana cultivation and processing center. The property was conveyed in late November to 9 Laurence LLC of Scarborough, according to county records.
The Greater Portland industrial market has seen a significant drop in vacancy rates and a modest rise in lease rates in the past five years. The vacancy rate fell from 7.86 percent in 2011 to 3.38 percent in 2015. Lease rates rose from $5.47 per square foot in 2011 to $5.62 per square foot in 2015.
After Colorado legalized marijuana, vacancy rates fell from 7.6 percent in 2011 to 3.1 percent in early 2015. By the next year, asking lease rates for industrial properties in northern Colorado reached $8.40 per square foot, compared with the national average of $6.30 per square foot, according to CBRE, an international real estate network. In Oregon and Washington state, brokers report fierce competition for warehouses suitable for growing marijuana indoors.
Cannabis businesses often pay a premium price for industrial spaces. In Oregon, cannabis business owners pay $12 to $18 per square foot, compared with an average of $5 per square foot for other businesses, according to Bloomberg.
Greg Boulos of Portland’s CBRE | The Boulos Co. said he has seen significant interest from people in the marijuana business looking for warehouse spaces in the past year.
Boulos said most people looking for industrial space for marijuana cultivation need 5,000 to 10,000 square feet. They tend to want free-standing buildings without close neighbors, inexpensive rents and flexible lease terms, he said.
“This is a business that’s come out of the shadows,” Boulos said. “It’s a very interesting time.”
Maine’s legalization initiative was unique in that it included a strong local control element that allows municipalities to adopt zoning requirements for marijuana businesses or ban them entirely. In the past two months, more than two dozen towns have adopted temporary moratoriums on marijuana shops and commercial growing operations while officials consider local zoning requirements.
“Landlords really need to pay attention to (local zoning) and understand how towns will handle marijuana cultivation and sales,” said Kelleher, the attorney who practices real estate law. “There are a lot of unanswered questions at this stage of the game.”
The issue is coming into sharp focus in Wiscasset, where a real estate developer has proposed a large-scale recreational marijuana facility in a former industrial power plant. Wiscasset residents are expected to vote as soon as next month on a six-month ban on all marijuana businesses while town officials develop zoning rules for them.
Joseph Cotter of Mason Station LLC sent a letter to the Wiscasset Board of Selectmen asking for a meeting to discuss the possibility of turning Mason Station into a destination marijuana greenhouse, dispensary and production facility. The three-phase project would create a dispensary, culinary institute for cannabis edibles, restaurants, gift shops, social and recreational space for tourists, and a 50-room hotel.
“This new business endeavor would include a major investment and provide a major revenue source to the Town of Wiscasset in the form of increased property taxes and sales tax related to the new legislation,” Cotter said in the letter.
Cotter, who has not met with selectmen about the plan, did not respond to requests for comment.
Kelleher said dealing with cannabis businesses can be problematic for landlords for a number of reasons, but he expects that they will be able to charge premium prices as the industry grows in Maine. Renting to a cannabis-based business can be tricky for landlords because marijuana remains illegal under federal law, he said. The Department of Justice under the Obama administration has taken a hands-off approach to states that have legalized marijuana, but the same may not be true under the Trump administration.
Landlords renting to cannabis businesses will have to deal with issues that might not pop up with traditional tenants, such as odor problems or security concerns. Kelleher said landlords also have to consider what happens if a business is evicted or abandons a property and leaves behind marijuana. It would be illegal for a landlord who is not licensed by the state to take possession of the marijuana, as a landlord would with other property left behind, he said. Landlords also may require tenants to prove that they are properly licensed by the state to grow marijuana.
“Landlords need to have some measure of reassurance that the tenant is properly licensed,” he said.
Some investors looking to buy industrial spaces may run into issues with the banking industry, which is reluctant to deal with marijuana businesses. Kelleher said he and other attorneys at his firm have heard recently of banks adding to financing agreements requirements that landlords not lease space to marijuana businesses.
“This is still a very young industry in the United States,” Kelleher said. “There are a lot of concerns and things to worry about, but they’re workable.”

When Zebra took the stage, they were greeted with a raucous Long Island welcome. They went on to perform their entire breakthrough studio album in its entirety. It included such songs as « Tell Me What You Want, » « One More Chance, » as well as a cover of « Slow Down » by The Beatles. They continued with « As I Said Before » and « Who’s Behind the Door, » the latter of which was the song that front-man The Verdict Despite the snowy weather, Vixen and Zebra were able to heat things up at Mulcahy’s Pub and Concert Hall, by giving their fans a night of rock music to remember. Both bands deserve a round of applause for a job well done, and they are worth seeing live whenever they are in town. Vixen was able to warm up the stage with The Go-Go’s « We Got the Beat.  » The inclusion of Duran Duran’s « Hungry Like The Wolf » in their set was an added bonus, and they tipped their hat to British musician Joe Jackson by singing « Is She Really Going Out with Him?  » They had the audience clapping along to « What I Like About You » by The Romantics. They also covered Joan Jett’s « I Hate Myself for Loving You » and Blondie’s « Call Me » and they did both songs justice. When Zebra took the stage, they were greeted with a raucous Long Island welcome. They went on to perform their entire breakthrough studio album in its entirety. It included such songs as « Tell Me What You Want, » « One More Chance, » as well as a cover of « Slow Down » by The Beatles. They continued with « As I Said Before » and « Who’s Behind the Door, » the latter of which was the song that front-man Randy Jackson dubbed as his personal favorite. Other noteworthy tunes from that collection included « When You Get There, » « Take Your Fingers from My Hair, » « Don’t Walk Away » and « The La Song.  » Most impressive was the fact that Randy Jackson solely wrote all the songs on that debut CD, with the exception of « Slow Down.  » Their show was proof that their inductions into the Long Island Music Hall of Fame and the Louisiana Music Hall of Fame were indeed based on merit. Despite the snowy weather, Vixen and Zebra were able to heat things up at Mulcahy’s Pub and Concert Hall, by giving their fans a night of rock music to remember. Both bands deserve a round of applause for a job well done, and they are worth seeing live whenever they are in town.

La Land is a big, bombastic musical – but it's the smaller gestures that make it sing Chewing Gum is back – and the more surreal it becomes, the more relatable it feels

NewsHub“Is it nostalgic?” asks Mia, the aspiring actor played by Emma Stone in the musical La Land . “Are people gonna like it?” She’s agonising over the play she has written but this is surely the voice of the writer-director Damien Chazelle asking these questions of his movie. To which the answers would be: “Duh!” and “On the whole, yes.”
Nostalgia permeates La Land right from the opening announcement that it has been shot in CinemaScope, the widescreen format that was prevalent in the 1950s. When Mia returns home, strolling past street murals of Chaplin and Monroe, a giant poster of Ingrid Bergman gazes down from her bedroom wall. And when she goes on a date with Sebastian (Ryan Gosling), it is to a picture palace with a light bulb-studded marquee.
Old Hollywood is as glorious and intimidating to these 21st-century lovers as it was in Pennies from Heaven when Steve Martin and Bernadette Peters danced in front of the flickering image of Astaire and Rogers, before entering the cinema screen themselves. Something similar happens in La Land when Mia and Sebastian drive up to the Griffith Observatory after watching Rebel Without a Cause ; it’s as though the movie has spilled over into real life.
Sebastian is Mia’s partner in nostalgia. He’s a pig-headed pianist who rhapsodises about jazz and dreams of owning a club but earns a crust playing easy-listening standards. He and Mia are at the foothills of their ambitions, not always certain whether they should go on climbing or settle for life at a lower altitude. La Land asks the same question as Chazelle’s previous film Whiplash : how do you keep your dreams alive without letting them kill you?
When modern directors tackle the musical genre, there can be an element of hostility present, as though they are slaying a dragon – or, more likely, a sacred cow. La Land is not volatile like Martin Scorsese’s New York, New York or Lars von Trier’s Dancer in the Dark. It’s a middle-of-the-road confection, pretty rather than deep, which never quite makes its own mark. It takes its melancholic mood from Edward Hopper and its eye-popping colours from Jacques Demy’s The Umbrellas of Cherbourg. The most original moments are minor ones: glitter thrown into a hairdryer creates a small silvery blizzard, a handbag matches a row of purple wheelie bins in a back alley.
What’s intriguing is that the film bestows on this stepping stone of a romance the sort of attention traditionally reserved for amour fou. It demonstrates, in a series of casually elegant dance duets beginning with a soft-shoe shuffle on a deserted back road in the Hollywood Hills, how Mia and Sebastian connect in their nostalgic reveries for the briefest of moments. Each time, they are dragged back to the present by the bleeps and blasts of the modern world – a ringtone, a smoke alarm, the chirp of an electronic fob.
The film is at its most convincing in those intimate exchanges between Gosling, with his melted eyes, and Stone, with her anime face. When it reaches for an ambitious, razzle-dazzle effect, such as in the over-complicated dance number in a traffic jam (shades of Fame ) and a poorly directed sequence in which the couple start flying like Goldie Hawn in Everyone Says I Love You , it comes across as merely ersatz. This is not, after all, a film of grand passions.
Nor is Chazelle at his most assured on a large canvas. He is an economical visual storyteller who can nail the small, telling moments. He explains in just two brief shots, for instance, exactly why Sebastian puts his ambitions on the back burner to tour with a band he hates. What Chazelle can’t always do is join up the dots to give the film momentum. After a lively scene introducing Sebastian’s sister (the excellent Rosemarie DeWitt), the picture rashly casts her aside, which is a mistake in such a long and underpopulated movie. It can’t rely, either, on the new compositions to whoosh it along, with the exception of a tentative piano number called “City of Stars”, which is first sung casually by Gosling as he strolls along a pier at night. The rest of the songs aren’t heartfelt so much as Heart FM; Magic rather than magical.
It’s pretty much impossible not to fantasise about that first run-in with your ex. Yes, this time, you won’t be sweaty and make up-free in Sainsbury’s, trying to hide the fact that you’re locked out of your flat. No, you’ll be cool, calm and collected, with your ridiculously gorgeous new date.
Chewing Gum ’s Tracey (both played and created by Michaela Coel) uses children’s toys to facilitate her own fantasy, and imagines it going something like this. “Oh, my god! Connor? Connor! It’s Tracey! Yeah, no, no I know I look different now! Yeah, I’ve becomes successful! Is this wide-legged hyena your new girlfriend? Oh? I wish I could but I’ve actually got to go and see Beyoncé. Yeah, I’m going to fly there.”
Aaaand enter the ex, just as she lifts her plastic dolly in the air zooming her off to her imaginary Beyoncé concert. Improvised make-up, fake boyfriends, and bizarre avoidance tactics follow.
This is a relatively minor catastrophe in the life of disaster-prone Tracey, and perhaps one of the least cringe-worthy punchlines in a terrifyingly relatable episode, the first of Chewing Gum ’s second season. The first season included a whole host of openly horny women, scenes of mass dildo washing and jokes about “throbbing so hard it’s like my vagina’s got epilepsy” and Coel’s brilliantly dirty sitcom shows no signs of toning down in its second series. The farcical climax of the first episode involves a disabled toilet, sexy dancing, fake orgasms and a healthy dose of projectile vomiting.
This first episode takes place almost entirely within the confines of the newsagent where Tracey works, so there was little opportunity to reconnect with the hyperreal housing estate where much of the last season was set. But supporting cast members still shone in this episode – in particular Ola (played by Olisa Odele, Ola is, in Odele’s own words, a “Nigerian diva” and “full time bad bitch”). There’s even a cameo from Stormzy, who was a fan of the first series.
But as the show becomes more and more surreal, it only becomes more relatable. Tracey almost compulsively lies to hide her embarrassment, inevitably making every situation worse. Though you will her to stop, the impulse is undeniably familiar. After all, who hasn’t told a white lie about having a date lined up to their already-taken-again ex?
Chewing Gum airs on Thursday nights at 10pm on E4.

South African Jazz legend Thandi Klaasen dies

NewsHubCape Town – Nelson Mandela’s favourite singer and legendary local Jazz icon, Thandi Klaasen, 86, has died.
The news was announced on Sunday morning on Twitter by Arts and Culture Minister Nathi Mthethwa .
He tweeted; « We are saddened to learn that Jazz Legend Thandi Klaasen has passed on. Our thoughts are with her daughter Lorraine, her loved ones, & fans.
He added; « uMama Thandi Klaasen will be remembered for her indomitable spirit, who succeeded against all odds….
« …and her silky smooth voice which serenaded audiences the world over. How much richer we are having heard her sing.
« How much she touched our spirits and made us complete beings in a world in which things were falling apart.  »
Lost her battle with pancreatic cancer
Klaasen’s daughter, Lorraine , earlier this week revealed on her personal Facebook page that her mother was fighting pancreatic cancer.
She thanked friends and fans for all the support that she and the family have received at this tough time.
Her legendary career
According to sahistory.org.za Thandi Klaasen, the daughter of a shoemaker and a domestic worker, grew up in the historical Sophiatown.
As a teenager, Thandi was attacked with acid, which resulted in a permanent scars on her face. She spent almost an entire year in hospital recovering. She refused to let the incident get her down and went on to become both a local and international icon.
« She earned respect as a singer and dancer in various churches around Sophiatown. Her musical career started in the mid-1950s when she used to perform for ten shillings.
« She then started performing with groups such as the Gaieties and the Harlem Swingsters, but her career took off when she performed with Dolly Rathebe, Miriam Makeba, Dorothy Masuku and Sophie Mgcina, » SA History reports.
In the 1960s she starred in the internationally acclaimed musical, King Kong , by composer Todd Matshikiza, reports SouthAfrica.net .
She has received numerous awards including The Woman of Distinction Award received in Canada (1999) and more recently the Lifetime Achievement Award at the ceremony of 12th-MTN South African Music Awards.
Thandi ranks as a symbol that defines the golden age of music in South Africa.

Cape's floral richness means it's heaven for creepy-crawlies

NewsHubWhile working in the Cape Floristic Region‚ researchers from Stellenbosch University identified a positive correlation between insect and plant richness.
The researchers also suggest that insect diversity is higher in the Cape than in other areas of the globe with similar conditions due to the vast diversity of plant species.
“We assessed this relationship by looking at Restionaceae‚ one of the dominant plant families in the region‚ and [found that] plant species richness was a persistent significant predictor of insect richness‚” said Jurene Kemp and Allan Ellis‚ writing in the journal PLOS ONE
Known as South Africa’s most important biodiversity hotspot‚ the Cape Floristic Region is home to more than 9‚000 plant species.
Kevin Balkwill‚ president of the South African Association of Botanists‚ said knowing how biodiversity was dispersed around the planet enabled scientists to prioritise areas for conservation.

But if you thought that music was something Tol would be leaving in 2016, you were wrong.
The SA’s Got Talent host is determined to make it big in the music industry and has already started working on his debut album.
Talking to Instagram this week, Tol promised his fans that he would release an album this year and gave them a glimpse into the album’s recording sessions so far. He also hinted that he might even drop a track with music veteran Zola soon.
